Getting here from Reservoir

Reservoir station sits on High Street. So do we. Head south and the same road takes you past Regent, over Bell Street and into the Preston shopping strip. We are on that strip, north of Bell Street and a short walk from Preston Market.

  • Driving south down High Street is around 10 minutes outside peak from most of Reservoir. Allow more between 8 and 9, when the strip and the Bell Street lights slow right down.
  • Two stops on the Mernda line: Reservoir to Regent, Regent to Preston. About five minutes on the train, then roughly a 500m walk from Preston station.
  • On a bike it is a straight run down High Street or Gilbert Road, ten to fifteen minutes at an easy pace.
  • Street parking in the side streets off High Street. Check the signs, some of it is time limited.

The Route 86 tram runs down Plenty Road on the eastern side, but Plenty Road is still about a 1km walk from our door. The train is the easier trip.

Why not just take space in Reservoir?

Because there is very little in Reservoir that suits one or two people. What comes up on Edwardes Street and Broadway is a whole shopfront. What comes up near the Plenty Road industrial pocket is a factory unit. Both mean a lease, a bond and a fit-out.

Between that and the spare bedroom there is not much. This is the in between option: one room with a door that locks, month to month, no bond, one month's notice.

A working suburb, not an office suburb

Reservoir is one of the largest suburbs in Melbourne by land area, with just over 50,000 people, and it has never been a white collar suburb. It grew after the war around Italian and Greek families, and now takes in Indian, Chinese and Vietnamese households too. The Plenty Road industrial pocket still runs light manufacturing and repair work.

The people who contact us from Reservoir are usually one of two types. Trades and service businesses run from a ute and a phone, who need somewhere to do the paperwork and meet a client. Or newer arrivals who bought here because Thornbury and Northcote got out of reach, working from a laptop at home.

Home is cheap until it isn't

Working from home costs nothing and works right up to the point it stops. The house gets loud. There is nowhere to leave things set up. A client wants to meet somewhere that isn't a cafe. And your home address ends up on the invoice.

A private office here is $500 to $650 a month plus GST for your own room. You get 24/7 access seven days on your own pincode, fingerprint if you want it, and fibre at 2000/200. It stays set up while you are not here.

What is around you at the Preston end

The High Street activity centre runs to roughly 135 shops and food is the biggest slice of it. North of Cramer Street it becomes a long run of Asian restaurants. Preston Market is a short walk away, off Murray Road and Cramer Street.

  • Preston station about 500m away, so anyone can get here on the train from along the Mernda line
  • Preston Market, banks, post office and chemists within walking distance
  • Northland a short drive north if you need a bigger shopping centre
  • Street parking nearby for anyone driving in from further north

Two stops instead of the whole run into town

Plenty of people in Reservoir still make the full trip into the CBD twice a day and pay city rates for a desk at the end of it. Preston is two stops the other way. You get the separation between home and work without paying an hour a day for it.

You also stay close enough to be useful. School pickup, a delivery at home, a job that comes up in Bundoora. None of it becomes a write-off day the way it does from Collins Street.
